What does new property management staff training cost?

The training modules are included in the ExactEstate platform subscription at $3 per unit per month, or $2 per unit per month for TRACS, MINC, and HUD-50059 compliance units. Implementation is the greater of $1,000 or 2x the monthly subscription — for a 250-unit property, that is $750 per month plus a $1,500 implementation fee.

How does training cover HUD asset and income rules?

Modules walk staff through the specific dollar thresholds they will encounter on the job. Under 24 CFR 5.618, for example, "A PHA or owner may determine the net assets of a family based on a certification by the family that the net family assets (as defined in § 5.603) do not exceed $50,000, which amount will be adjusted annually by HUD in accordance with the Consumer Price Index for Urban Wage Earners and Clerical Workers, without taking additional steps to verify the accuracy of the declaration" (https://www.ecfr.gov/current/title-24/section-5.618). Staff also learn the 30 percent and 80 percent area-median-income definitions in 24 CFR 5.603 and the ten percent annual-income threshold for deductions in 24 CFR 5.611, so they can process move-ins and recertifications without supervision.
