HAP arrives via subsidy CSV upload. The HAP portion posts as a SUBRENT charge on the resident's balance; the TTP portion posts as a RENT charge. An audit record captures total subsidy, total excess, and a per-resident allocation snapshot for later reconciliation.

When Section 8 is stacked with LIHTC and HOME on the same unit, the cadence resolves to the shortest applicable across programs. A separate Section 8 late-fee policy per property carries its own initial fee, daily fee, percentage fee, and days-late-until-charged.

ExactEstate stores the HAP Contract Number on the property record, models the rent split as TTP + HAP, handles HAP arrears and overpayments via the SUBRENT ledger, and reconciles the per-unit voucher state against the property's HAP contract record.
HCV is tenant-based. ExactEstate captures the PHA payment standard on the property record, the bedrooms / owner / payment standard / rent-to-owner block on HUD-50058, and supports the PHA wire split across multiple HCV tenants via the subsidy CSV.
