File clean HUD-50058 data without submission-day cleanup.
ExactEstate builds the 50058 record as staff work applications, waitlists, eligibility, household changes and recertifications — because eVMS funding and HUD reporting depend on timely, accurate data. Agency-owned units, vouchers and any conventional or HOA properties run on the same platform.
Submission-day cleanup is a symptom of upstream software that carried too little context.
The 50058 starts at intake, not on reporting day.
The application is where the 50058 begins. Preferences, accessibility needs, income category, waitlist position and household members are captured once, at intake, and stay on the record from list to lease.

See a missing verification while the family is still in the office.
Eligibility and household changes are worked as steps with a state: pending, verified, approved. They are validated as they are built, so a missing verification is visible while the family is in the office.
How does ExactEstate produce and file the HUD-50058?
Process
Admissions, reexaminations and moves are ordinary steps, and the HUD-50058 data is produced from them.
Produce
The 50058 is generated as a file from the record the staff already completed.
File
ExactEstate signs in to HUD Secure Systems with your agency’s own WASS credentials, files the 50058 into IMS/PIC and keeps the ticket HUD returns. Automated filing is switched on per agency and starts one record at a time; where it is not switched on, the same validated file downloads for a person to upload.
Record
The outcome is recorded against the household.

eVMS makes 50058 data quality a funding issue.
HUD’s eVMS page says it directly: eVMS calculates housing assistance payments from the family-level data agencies already submit on the HUD-50058. So timely and accurate 50058 submissions are what make that payment correct (reviewed September 5, 2026).
That quality is created upstream, in intake and reexamination work, not on submission day. That is why the 50058 is checked against HUD’s published fatal edits and against your own occupancy and certification history before it is filed. It is also why a batch holding a record that cannot be filed is refused rather than sent to HUD with a hole in it.
HOTMA adds a date to it. Notice PIH 2026-15 has HUD enforcing HOTMA sections 102 and 104 for most agencies from January 1, 2027. An agency that starts annual reexaminations 120 days ahead collects income under HOTMA policies from September 2026. In ExactEstate, HOTMA applies per property from its adoption date: the indexed asset threshold, the updated deductions and the 10% medical expense phase-in.
NSPIRE varies by program and timing.
For Housing Choice Voucher, Project-Based Voucher and Section 8 Moderate Rehabilitation programs, HUD Notice PIH 2026-18 sets the NSPIRE compliance date at February 1, 2027. Those voucher inspections are pass/fail rather than numerically scored. Public housing has been inspected and scored under NSPIRE since 2023.
So the inspection workflow is tied to a unit’s program, and there is no universal “NSPIRE compliant” badge here.

Leadership sees data-quality problems before reporting day.
Program activity, pending reexaminations and records that fail validation are visible at portfolio level while there is time to fix them — not first from HUD.
Ask EEva what is missing.
EEva answers from the program facts on file, names the unknowns and points at the workflow that resolves them, drawing on the HUD sources ExactEstate monitors.
Here it works from a sample agency, not yours.
What does switching to ExactEstate involve?
Migration with ExactExtractor
A 5-step migration wizard and a 574-synonym field mapper bring your existing records in, so staff are not re-keying households on day one.
One Suite line for your programs
Public housing, vouchers and your other affordable programs sit on one Affordable Housing Suite line, whatever programs you run. AI products are optional add-ons.
Secure sign-in and role-based access
Google or Microsoft Entra ID sign-in, passkeys, TOTP multi-factor authentication and role-based permissions, so each staff member sees what their role allows.

One operating loop, from application to leadership visibility.
Applications & Waitlists
Applicants, preferences, and status changes captured once, visible to everyone who needs them.
Eligibility & Income
Household and income data collected in structured workflows rather than reconstructed later.
Units and voucher households
Leases, work orders and inspections for agency-owned units, and voucher households worked in their own program, on the same household record.
Recertifications
Recertifications scheduled ahead of their due dates instead of tracked from staff memory.
HUD-50058 & IMS/PIC Reporting
HUD-50058 files validated for PIC before they are filed, built from how the data was collected.
Leadership Visibility
Program activity and data quality visible before they become submission problems.
Where does ExactEstate catch 50058 problems?
ExactEstate collects, validates and organizes household information as part of the normal workflow, not as a separate compliance project. That shows up in specific places:
HUD-50058 fields populated through normal processing, not re-entered at submission time.
Recertification scheduling, so recerts do not slip through staff memory.
Eligibility and household validations before submission, so errors surface in the office rather than at HUD.
Checks against HUD’s published fatal edits before filing, and the filing outcome recorded against the household.
Subsidy and resident payments posted to the same double-entry general ledger, with bank reconciliation, trial balance and income statement.
Inspection findings recorded against the unit and turned into work orders, not tracked in a separate spreadsheet.
Software for public housing agencies that run more than one program.
Public housing, vouchers, and project-based assistance don't run the same workflow. ExactEstate keeps the logic separate while keeping the data connected.
Public Housing. Units you manage directly.
Leases, work orders, inspections, and resident operations for agency-owned units.
HCV. Housing Choice Vouchers.
Voucher households worked in their own program with the HUD-50058, on the same household record the rest of the agency uses.
PBV. Project-Based Vouchers.
Voucher assistance tied to specific units or projects, handled as its own workflow, not a public housing shortcut.
Mixed portfolios. Cross-program reporting.
One system that understands where a household sits across programs, and reports on all of them, visible to HCV, public housing, finance, and compliance alike.
