What does 250 units on Core + Affordable Housing cost and what is included?

The cost is $5 per unit per month. For 250 units, the monthly software total is $1,250. Core includes accounting, payments, work orders, portals, online rental applications and native e-signature. Affordable Housing covers all five certification programs.

How does ExactEstate pricing work?

ExactEstate Core is $3 per unit per month. Affordable Housing is +$2 per unit per month. Each EEva capability is +$2 per unit per month. Build the combination your portfolio needs; there is no forced bundle. Software has a $300 monthly minimum. One-time implementation is two months of your plan, at least $500 and at most $2,000. Most teams go live in about four weeks. Need to move faster? Ask about expedited onboarding — once we have your data, we can have you live in as little as 3–7 days.

Is Affordable Housing a separate plan?

No. Affordable Housing is an addition to ExactEstate Core. Core is $3 per unit per month and Affordable Housing adds $2, so an affordable-housing configuration is $5 per unit per month before any EEva capability, one line whatever programs the property carries.

What affordable-housing programs does ExactEstate support?

Five certification programs, each with its own form: LIHTC (the Tenant Income Certification), HUD Multifamily project-based Section 8 including Section 202 and 811 (HUD-50059 and 50059-A, sent over TRACS and iMAX), Public Housing and Housing Choice Vouchers (HUD-50058 for IMS/PIC), USDA Rural Development (Form RD 3560-8 with MINC XML) and Tribal housing under NAHASDA (IHBG worksheets). HOME, tax-exempt bond and National Housing Trust Fund ride the LIHTC certification as program markers. HOTMA rules apply per program by the certification's effective date. State TIC forms are live for AK, FL, GA, MD, NY and TX, and HFA XML follows the NAHMA standard for agencies that accept it.

What is EEva?

EEva is our customer-facing intelligence and agent layer, powered by ExactAI. Each capability handles one job: EEva Leasing Agent, EEva Portfolio Intelligence, EEva Compliance Intelligence and EEva Voice Agent, using ExactEstate’s data, permissions and workflows. Each is +$2 per unit per month.

What is the difference between EEva Portfolio Intelligence and EEva Compliance Intelligence?

EEva Portfolio Intelligence understands the business: operations, residents, leasing, financials, maintenance, reporting, performance and predictive risk. EEva Compliance Intelligence understands the rules: affordable-housing programs, certifications, regulatory requirements, rent and eligibility questions, compliance documents and the requirements that apply to the specific property and household.

What can EEva Leasing Agent do?

Answer the lead from live property data, find the right availability, capture the prospect, book the tour where tour hours are set and move the conversation to your application, with the whole thread attached for your team.

What does EEva Voice Agent do?

It answers and returns calls in one consistent, natural voice, using the same live property, availability and compliance context as EEva Leasing Agent and EEva Compliance Intelligence. Each call is transcribed, matched to the right resident, prospect or vendor record and filed with a summary and follow-ups. Your team sets what EEva may say and when a call goes to a person. +$2 per unit per month.

Does EEva make final affordable-housing eligibility decisions?

No. EEva explains the applicable requirements, sources the relevant rules and helps staff work through certifications and compliance questions. Final regulated determinations and calculations stay with ExactEstate’s deterministic workflows, your property configuration and your authorized reviewers.

Why does EEva Compliance Intelligence come with Affordable Housing?

It answers from the property’s compliance profile: its programs, certifications, limits and household records. Those live in Affordable Housing, so choosing Compliance Intelligence in the plan builder adds Affordable Housing with it.

Can I add an EEva capability later?

Yes. The pricing is additive on purpose: start with the capabilities you need and add others as your operation evolves. No capability is required and there is no bundle.

What support is included?

Who owns our data?

You do. Reports download as CSV, Excel (XLSX) or JSON. At contract end you get a complete export of your data and documents in open formats, then deletion confirmed in writing.

Can we keep our books in QuickBooks Online?

Yes. ExactEstate sends charges and payments to QuickBooks Online as journal entries and produces a MIP Fund Accounting journal-voucher import file from the resident ledger. Full accounting (GL, AP, AR and bank reconciliation) is also in Core.
